Rental Conditions

Contract of Rental - The contract shall be between the guest and the owner of the property for which the booking is made and shall be deemed to be subject to these Conditions.


Initial Payment - Bookings will be confirmed upon receipt, by the owner, of the required non refundable deposit of £100 and the signed booking form. However, if the booking is made within 8 weeks of the holiday commencement date the full accommodation rental will be required.

The £100 deposit serves as a damage deposit (refundable) and is payable to cover for any accidental damage (although minor crockery or glass breakages will not be charged for), or if excessive cleaning is required. This is fully refundable when the house has been checked and cleaned.

Balance of Payment - The balance of payment will be due 8 weeks before the holiday commencement date. The owner reserves the right to cancel a holiday where full payment has not been received and the deposit may be forfeited.

Notification of Cancellation - In all instances cancellations must be immediately notified to the owner by telephone or e-mail. In the case of a cancellation for whatever reason we cannot guarantee to return any monies already paid. We will endeavour to re-let the period concerned and if we are successful we will return any monies paid subject to an administration fee of £20.00 per week. For this reason we strongly recommend that you take out some form of holiday insurance.

Amenities - The use of accommodation and amenities are entirely at the guest's risk and no responsibility can be accepted for injury, and loss or damage to guest's or visitor's belongings.

Motor Car and Personal Belongings - Baggage and personal belongings are at the guest's risk at all times and no responsibility can be accepted for loss or damage to any car or its contents.

Guest's Responsibilities - The guest is responsible for the property and its contents and is expected to take all reasonable care of it. Please ensure that all the equipment is left clean and in good order and should any failure occur it is essential to inform the owner immediately. Please inform us of any minor breakages such as crockery or glassware. We will not charge you for these minor breakages, however if you inform us this will help us to know what needs replacing.

Major Damage - Any major damages are the legal responsibilities of the guest, and their cost of repair or replacement will be invoiced accordingly.

Complaints Procedure - If the Guest is not entirely satisfied with the accommodation offered he or she should contact the owner immediately and attempt to resolve the problem.

Legal - Any dispute arising between the owner and guest, if not mutually resolved shall be referred to a single arbitrator to be agreed, or in default of such agreement, to the President for the time being of the Law Society or Institute of Arbitrators. In either case, such arbitration would be subject to the provisions of the Arbitration Act of 1950 or any statutory modification thereof for the time being in force.
